These Terms and Conditions govern the booking and use of accommodations at Palheiro das Achadas.
By making a reservation, guests agree to be bound by these Terms and Conditions.
1. Reservation Agreement
A reservation becomes valid as soon as it is confirmed through the booking platform or directly by the property and the necessary payment is received.
The person making the reservation must be at least 18 years of age and is responsible for ensuring that all guests comply with these Terms and Conditions and the House Rules.
2. Prices and Payments
All prices are shown in euros (€) and include applicable taxes, unless otherwise indicated.
The reservation is only considered confirmed after successful receipt of payment.
By making the payment and confirming the reservation, the guest expressly acknowledges and agrees to:

House rules;
Privacy Policy;
Cancellation policy: Guests are strongly advised to verify that their travel dates and details are correct before completing their booking.
The amount paid will not be refunded in case of cancellation, no-show, early departure, unused nights, travel interruptions, flight cancellations, personal circumstances, illness, weather conditions, or any other reason beyond the host's control.
Guests are advised to purchase adequate travel insurance to cover unforeseen events.
3. Tourist tax
Where applicable, guests may be required to pay local tourist taxes, in accordance with the regulations of the Autonomous Region of Madeira and local authorities.
4. Online check-in and guest registration
Portuguese law requires accommodation establishments to register all guests with the national immigration and border authorities.
All guests must complete the online check-in process and provide accurate identification information before arrival.
Failure to provide the necessary information may result in delayed access or cancellation of the reservation.
5. Security and access codes
Access codes, keys, parking information, and arrival instructions are provided exclusively to registered guests.
Guests should not share login information with third parties.
The host reserves the right to change access codes at any time for security reasons.
6. Check-in e Check-out
Check-in and check-out times are specified in the booking confirmation and in the guest app.
Early check-in and late check-out requests are subject to availability and cannot be guaranteed.
7. Guest Responsibilities
Guests agree to:
Respect the property and its contents.
Respect your neighbors and the local community.
Respect all the house rules.
Please report any damage or maintenance issues as soon as possible.
Use the accommodation only for lawful residential purposes.
8. Damages and Additional Costs
Guests are responsible for any damage caused during their stay, whether by themselves or by members of their group.
The host reserves the right to charge guests for: Damage to the property or its contents. Missing items. Excessive cleaning needs. Additional costs resulting from violations of house rules.
9. Prohibited Activities
It is strictly forbidden to hold: Parties and events. Illegal activities. Smoking on the property. Exceeding the maximum permitted capacity. Commercial activities without prior written authorization.
10. Cancellation and Termination
All reservations are non-refundable.
By completing a reservation and making payment, guests acknowledge and accept these Terms and Conditions, the House Rules, and the Cancellation Policy.
No refunds will be given in case of cancellation, no-show, early departure or unused nights.
The host reserves the right to cancel a reservation or terminate a stay without refund if guests provide false information, fail to complete mandatory registration, violate house rules, exceed maximum capacity, or exhibit illegal, dangerous, or disruptive behavior.
11. Limitation of Liability
The host will not be responsible for:
Loss, theft, or damage to personal belongings.
Injuries resulting from the misuse of property or facilities.
Temporary interruptions of public utilities, internet, or other services that are beyond the reasonable control of the provider.
Events caused by force majeure, including extreme weather conditions, natural disasters, strikes, government actions, or other unforeseen circumstances.
12. Privacy and Data Protection
The personal information you provide during the online booking and check-in process is processed in accordance with applicable data protection laws, including the General Data Protection Regulation (GDPR).
Guest information is used exclusively for reservation management, compliance with legal obligations, communication with guests, and accommodation services.
13. Applicable Law
These Terms and Conditions shall be governed by and construed in accordance with the laws of Portugal.
Any dispute arising from these Terms and Conditions shall be subject to the jurisdiction of the competent Portuguese courts.
14. Acceptance
By completing a reservation and making payment, guests acknowledge and accept these Terms and Conditions, the House Rules, and the Cancellation Policy.
