House Rules & Terms of Stay

To ensure a safe, comfortable, and enjoyable experience for all guests, the following House Rules apply to all reservations at Palheiro das Achadas.

By making a reservation and staying at the property, guests acknowledge that they have read, understood, and agreed to comply with these House Rules.

1. Registered Guests Only

Only guests included in the reservation and properly registered through the mandatory online check-in process are permitted to stay at the property.

The number of guests must not exceed the occupancy stated in the reservation.

2. Mandatory Online Check-in

All guests are required to complete the online check-in process before arrival, as required by Portuguese law.

Access information, including property and parking access codes, will only be provided after the online check-in has been successfully completed.

3. Check-in and Check-out

Check-in is available from the time specified in the reservation confirmation.
Check-out must be completed by the designated departure time.

Late check-out requests are subject to availability and prior approval.

4. No Parties or Events

Parties, celebrations, gatherings, or events of any kind are strictly prohibited.

5. Quiet Hours

To respect neighbours and preserve the peaceful atmosphere of the area, guests must keep noise to a minimum between:

10:00 PM and 8:00 AM

6. No Smoking

Smoking is strictly prohibited inside the property.

Additional cleaning or damage costs resulting from smoking inside the accommodation may be charged to the guest.

7. Visitors

Visitors who are not included in the reservation are not permitted without prior written approval from the host.

8. Respect for the Property

Guests are expected to treat the property, furnishings, equipment, and surrounding areas with care and respect.

Any damage, loss, or malfunction must be reported immediately.

Guests may be held financially responsible for any damage caused during their stay.

9. Safety and Security

Guests are responsible for ensuring that doors, windows, and access points are properly secured whenever leaving the property.

Access codes, keys, and security information must not be shared with third parties.

10. Pets

Pets are not permitted unless expressly authorised in writing by the host before arrival.

11. Waste Disposal and Environmental Responsibility

Guests are requested to dispose of waste appropriately and use water and electricity responsibly.

12. Right to Refuse or Cancel Accommodation

Failure to comply with these House Rules may result in:

Immediate termination of the stay;
Cancellation of the reservation without refund;
Refusal of access to the property;
Additional charges for damages, excessive cleaning, or other costs incurred.

The host reserves the right to take any reasonable action necessary to protect the property, neighbours, and other guests.

Acceptance of House Rules

By making a reservation, completing the online check-in, or accessing the property, guests confirm that they have read and accepted these House Rules and agree to comply with them throughout their stay.
